Passivhaus residence in l’Eliana, Valencia. Spain

The residence is organised around two rectangular volumes orientated along a linear axis on a site located between two separate properties. This layout allows for the creation of two courtyards around which the house programme is configured, including intimate, enclosed spaces as well as optimising the available natural day light. 

The residence is designed to reach maximum energy efficiency, applied to both the design and standard building Passivhaus practices. This has resulted in a Nearly Zero Energy Building. The optimum orientation was calculated, protecting the south facing façade from direct sunlight while harnessing the east and west orientations, specially the latter which in addition benefits from exposure to the Levant (an easterly Mediterranean wind). The façade openings are set back to protect them for the summer sun, as well as having motorised blinds controlled by sensors.

The facade is also equipped with 12 cm thick external thermal insulation providing greater thermal inertia to the entire building. A system of air conditioning with heat recovery allows for ventilation of the interior spaces with no heat loss. Thanks to this design almost no cooling of the house is necessary during the warmer months and in winter the heat consumption is very low (approximately 13 kWh/ sq.m.)

The courtyards in addition to providing more privacy from neighbouring properties allow for the optimum capture of natural light as well as cross ventilation. Local deciduous tree species planted in the courtyards further protect the house from direct sunlight in summer while in winter months allow the sunlight through.

The roof is equipped to harvest rain water thanks to the folds of its 3D geometry. The water is used for both watering the grounds and consumption.

The house was designed as a bungalow, on garden level, allowing a direct inside-outside relationship between different rooms in the house connected visually through long perspectives attenuated by glass, lattice screens and mobile room dividers. This layout on a single level is highly efficient taking better advantage of the built surface, making ongoing maintenance easier as well as allowing for the option of future extensions.
The programme includes an office on one side that could also work as a separate unit totally independent of the rest of the house thanks to its sliding door.
